Bubbles mean moisture got in before the tape set. We cut back to clean paper, prime the substrate, and float three coats of joint compound — feathered wide enough that your paint guy won't see a shadow at raking light. Texture-matched on the same day.

Nine times out of ten it's a re-grout, not a tear-out. We grind the old lines to bare substrate, check for any loose tiles (they'll hollow-sound when tapped), re-bed anything that moved, then pack in sanded or unsanded grout depending on your joint width. Sealed same visit.

Epoxy grout upgrade available for $40 extra — lasts three times longer in Miami's humidity. We'll tell you honestly if the tile substrate has failed and a tear-out is actually needed.

Hurricane season is two months out. Can you hang accordion shutters on my impact windows?

Yes — and we'll pull the permit. Most accordion shutter installations in Dade County require a permit and a licensed contractor sign-off; skipping that step voids your homeowner's insurance claim if a storm hits. We handle the paperwork, the anchoring into CBS block or poured concrete, and the final inspection.

Lead time on hardware is currently 3–5 weeks, so book now. We schedule the permit inspection for the same week as installation. Don't wait for the cone.

Hairline cracks are cosmetic; step cracks following the block joints are structural. We probe the crack width and depth first. Hairlines get an elastomeric caulk bridge and a texture coat. Step cracks get routed out, filled with hydraulic cement, and re-stuccoed with a scratch-and-brown system that matches your existing finish.

We photograph every crack before and after, and document the repair in a written report you can give your insurance carrier. Many Coral Gables homeowners have used these photos to support coverage claims.

The stucco around my impact windows is cracking. Is that cosmetic or structural?

Almost always yes. We dig out around the base, break up the old footing, re-plumb the post with a torpedo level, and pour a new concrete collar — 60-lb bag minimum, properly crowned so water sheds away from the wood. Wood posts get a copper-naphthenate treatment at the base before the pour.

If the post has been wet-rotten below grade we'll show you before we pour. A rotted post reset will fail in the next storm; we'd rather upsell you on a $45 pressure-treated replacement post than collect a callback call in August.

A hurricane loosened my fence post. Can you reset it without replacing the whole fence?
